In my local market of Jackson, Mississippi, I have been using Seller Financing Techniques to buy and sell houses for over 30 years. In the early 80’s, the first 17 houses I purchased were all with seller financing and fully amortizing loans at below market interest rates and all were created directly with the property owners.
The reason . . . No one could go to the bank to get a new loan.
Sound familiar? It should because we are experiencing the same difficult market as we did in 1985. . . but for different reasons. FHA loans commanded 18% interest and no one could AFFORD to buy. Today, no one (or very few) CAN buy because of tight lending underwriting requirements.
As I told a recent owner who inherited a residential property, “You really have only 3 choices with what to do with your property. First you can continue to keep it vacant or secondly, you can rent it or lastly, sell it to someone like me and provide the financing. That’s it.”
The likely hood of an owner occupant jumping though the hoops necessary to qualify an FHA loan today is very remote. And don’t forget that the may house needs to be renovated and updated.
In the next 12 months, we will likely see a continued decline in real estate prices. CNN and Zillow both said that residential property owners in America have lost about 1/3 in value since 2005. Banks and Institutional Lenders are VERY aware of these numbers.
Net it out. Owners will have a very difficult time “Cashing Out” because Banks are reluctant to make new loans.
